Check-in and Check-out Times

Check-in time is 4pm to 7pm and check-out time is 10am.

If you need to vary these times please email us to discuss your requirements.  Late departure will result in an additional days tariff being added to your bill.

Children and Pets

We do not accept little people under the age of 18.  We do not take pets as we have our own little cat who may appear from time to time but never in guest rooms.

Parking

We do not have any private off-road parking attached to the house due to our town location. Parking is super close by, just a 2 minute walk away in the public car park which is open 24 hours a day and allows overnight stays. The cost is between £3.50 and £5.00 per day depending on the season. We have space to park outside for loading and unloading at all times.

Booking Policy

To make a reservation we require your address and contact details. We shall then contact you 30 days prior to booking to take payment in full.

Cancellation Policy

When booking direct with us, we operate a strict 30 day cancellation policy. If a booking is cancelled within 30 days before your stay arrival date the full amount of the stay will be charged.  However we will try and re-let the room for you and will offer a full refund for dates re-let, less a 3% handling charge which is passed directly to us from our card processor. We strongly advise taking out Travel Insurance to cover any cancellation issues.

Hen/Stag  Policy

No 22 DOES NOT accept any hen, stag or party goers and we reserve the right to refuse the booking if we feel it may compromise the enjoyment of our other guests.

No Smoking/Drugs Policy

No 22 B&B is 100% smoke-free. Smoking/vaping is not permitted in any part of the building nor directly outside the front door. Should it be bought to our attention that smoking has taken place, a cleaning fee of £100 will be applied.  Any person found to have illegal drugs on them will be asked leave immediately and their booking cancelled with no refund.

Lost Keys

A charge of £45 will be taken in the event of a lost key. This covers the change of a lock, key fob and the cost of a new key.

Lost Property

We do not accept any responsibility for lost items while at No 22 B&B. We are more than happy to post any forgotten items subject to the costs of postage. We will not keep lost or forgotten items after 2 weeks from the stay date.

Privacy Policy

We do collect data about our website, barnstaplebedandbreakfast.com, to enable us to understand and reply to the needs of our users. This data does not contain personal information. You are able to visit our website without identifying yourself or giving out any personal information.

Payment Policy

Credit and debit card details are entered on a secured page and are transferred using SSL to our payment provider. We make every effort to ensure your payment details are 100% secure. If you wish to make payment over the phone or by bank transfer, we are happy to hear from you.

Non-availability

We will only cancel your booking if your accommodation was unavailable for reasons beyond our control. We will make every effort to offer you alternative accommodation at the house but if this is not possible or unacceptable to you we will refund all monies paid by you. Our liability does not extend beyond this refund.

Damage Policy

Whilst staying at No 22 B&B you are responsible and liable for any breakages or damage which you cause to its contents or furnishings.  All we ask is that you report any damages or spillages or other incidents as they occur so that we can try and resolve as soon as possible. We do not normally charge for minor breakages but may take a payment to cover any significant damage. We reserve the right to charge further sums if we are unable to re-let your room as a result of the damage.

Please note that red wine spillages will be subject to an automatic cleaning charge.

Take -Away Food

All hot take-away food is strictly prohibited on the premises. This is for the cleanliness of the room and comfort of our future guests.

Miscellaneous 

The use of candles and tealights in the house is strictly prohibited. 

The use of colourful and glittery bath bombs is not permitted.

Surf boards and wetsuits are not allowed in the rooms under any circumstances and can be kept and washed out if required in the garage.

House Access Times

No 22 Bed and Breakfast is a small  tranquil B&B and we would  love all our guests to be able to have quiet enjoyment of their room during their stay.  With this in mind we operate a midnight curfew so that we don’t get loud, rowdy revellers returning after a night out, which would considerably impact on our other guests.  If you are wedding goers please bear this in mind. This policy is non negotiable. You will not be able to gain access to the property after 12.30am.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicle or possessions unless caused by a negligent act by ourselves. We have full public liability insurance.

Disputes

In the event of a dispute these terms and conditions will be governed by the laws of England and the parties submit to the exclusive jurisdiction of the English Courts in relation to any dispute which may arise between them.
