No.22 B&B is a luxury Bed and Breakfast in Barnstaple. A recently restored Victorian town house, with four carefully curated ensuite bedrooms, each being individually styled, we strive to offer our guests one of the best boutique B&B’s in North Devon.
We sit on a quiet tree lined street just a short stroll from Barnstaple town centre and just a two-minute walk away from both the train station and the Tarka Trail. Whether you are here to walk the Coast Path, cycle the trails, visit the beaches, or simply in town on business with a little time to spare, No.22 B&B is perfectly located for exploring North Devon.
Exmoor with its stunning rugged landscape is just a short drive from us. The world-renowned Southwest Coast Path (placed firmly on the map now, since the Salt Path book and film came out) is practically on our doorstep and the stunning North Devon coastline is right here waiting for you.

No. 22 B&B is located just over the Old Bridge in the centre of Barnstaple. This recently refurbished Victorian townhouse consists of four stylish bedrooms in a quiet tree lined “no-through” road, just a hop and a skip from the train station and most conveniently just a few steps from the South West Coast Path. We offer the discerning traveller an alternative to the corporate environment of many city hotels and provide a contemporary “home away from home” feel that many guests enjoy. While from the house we can not offer those stunning and dramatic North Devon coastal views, we hope you will agree that we make up for it in our stylish interiors, bold statement wallpapers and unique pieces of furniture. Our intimate and relaxed atmosphere, we hope, will seduce and charm.
Bedrooms at No.22 B&B
Our collection of four rooms are all completely different from one another. Each bedroom has its own personality but with the same attention to detail and comfort that you would expect. We mix a touch of exuberance and luxury with bundles of homely charm. There are two bedrooms on the second floor and two on the first floor. In our two suites, Pimpernel and Blue monkey you will find gorgeous bathrooms with eccentric wallpapers and a traditional elegance, a spacious living room and comfy plump king-size beds. In our smaller cosy rooms, Mango and Grey Monkey, you will find equally mesmerising bathrooms with our signature wallpapers, a slightly smaller footprint with king-size beds and eye-catching original artworks.
The House at No.22 B&B
The B&B is one of the newest kids on the block in Barnstaple. We opened in April 2021 after spending two years totally renovating the building. A labour of love for us in this super property which had been neglected for years. Now sympathetically restored and with a nod to its former life which was a temperance hotel back in the first world war, we have flung our doors open and are welcoming guests from all over the world who wish to visit the seductive coastline of North Devon.Whether its spending the evening sipping some bubbles in the privacy of your sitting room or whiling away the hours soaking in a beautiful roll top bath, we are now ready for you to stay, relax, celebrate ……You get the picture...
Breakfast at No.22
We want you to start your day with a delicious selection of breakfast favourites, such as Homemade granola and berry yoghurt compote, Classic eggs benedict, Scrambled egg and smoked salmon, Avocado on toast with crispy streaky bacon, Simply local sough dough toast and marmalade . All complimented with sustainable organic teas, coffee and freshly squeezed orange juice. We also offer gluten free alternatives across our menu and vegan and vegetarian options if required. Please advise us of any food allergies prior to your visit and please note that if you have severe allergies we cannot guarantee that the kitchen can provide a 100% "free from" environment.
We regularly come to Barnstaple and will now always stay at No.22 B&B. It is close to Barnstaple town centre and directly on the South West Coast Path. The rooms and service feel more like a 5 star luxury hotel.
